Block Manager (High Risk Building)\n\nLocation: Liverpool, L1\n Salary: £34,000 – £40,000 per annum\n Hours: Full-time\n\nBenefits:\n\nCompany pension\nCycle to Work scheme\n25 days holiday plus bank holidays\nBirthday day off\nHealth cash plan\nDeath in service benefit\nOverview:\n We are recruiting an experienced Block Manager (High Risk Building) to oversee a portfolio of residential developments across Liverpool and Manchester. This role will involve regular travel between sites, with flexibility to divide the working week across both locations where suitable.\n\nThis is an excellent opportunity to join a well-established and expanding property management environment, working within a professional and customer-focused team.\n\nPurpose of the Role:\n To manage a portfolio of leasehold residential developments, ensuring buildings are maintained to a high standard, remain compliant with all relevant legislation, and deliver a positive experience for residents, clients, and stakeholders.\n\nKey Responsibilities:\n\nAct as the main point of contact for leaseholders, residents, contractors, and clients\nOversee the day-to-day management and maintenance of residential blocks\nCarry out regular property inspections and monitor standards across developments\nManage service charge budgets, monitor expenditure, and review contractor performance\nCoordinate planned maintenance, repairs, and major works projects\nEnsure compliance with health & safety, fire safety, asbestos, lift regulations, and other statutory requirements\nMaintain accurate records relating to compliance, maintenance, and financial management\nManage contractors and suppliers to ensure service delivery standards are met\nSupport mobilisation of new developments into management\nHandle lease enquiries, management packs, and resident communications professionally\nRequirements:\n\nMinimum 3 years’ experience within block management or residential property management\nStrong understanding of leases, service charges, and landlord & tenant legislation\nExcellent organisational and communication skills\nAbility to manage multiple developments and priorities effectively\nGood IT skills and experience using property management systems\nProfessional and customer-focused approach\nFull UK Driving Licence and own vehicle required\nIRPM qualification (or willingness to work towards) desirable\nWhat’s on Offer:\n\n£34,000 - £40,000 per annum\nCompany pension\nCycle to Work scheme\n25 days holiday plus bank holidays\nBirthday day off\nHealth cash plan\nDeath in service benefit\nOpportunity to work across varied residential developments in Liverpool and Manchester\nAdditional Information:\n Candidates must be willing to travel between Liverpool and Manchester sites as required.\n\nHow to Apply:\n Apply with your CV via the application platform
